DESCRIPTION

Situated near the lively commercial hub of Commercial Drive and Broadway, yet backing onto an established single-family neighborhood, this mixed use development was designed to increase the residential and commercial density on this major street, while still respecting the character of the surrounding single-family residential community. The project includes street level commercial uses along Commercial Drive, and three levels of condominium units above the ground floor. The main residential entry is separately located around the corner on East 13th Ave, with an angled recessed lobby element that figuratively still provides exposure to Commercial. The retail frontage is clearly expressed by the rhythm of glazed storefront and brick pillars under a continuous glass-and-steel canopy. The residential superstructure steps back significantly on the lane side of the building to reduce the building mass as it relates to adjacent small homes. The inclusion of extensive decks, balconies,  and window bays, with traditional wood, brick and siding façade treatments, enhances the residential nature of the project, while the building’s flat roof, and clean horizontal lines on the Commercial Drive façade signal a new modern addition to the community.
