DESCRIPTION
Nestled in a forested site next to a small creek on Mount Seymour Parkway, this project by Pacific Arbour Retirement Communities is an 11-storey high-rise tower with 146 barrier-free rental units for seniors. The 130,000 SF contemporary building includes a 100-seat dining room served by a commercial kitchen, and comprehensive amenity spaces devoted to educational, fitness, arts and social activities for the residents. The design responds to seniors’ needs to maintain an active lifestyle and to remain connected with their community through close proximity to Parkgate Rec Centre and Parkgate Shopping Centre. Despite being an atypical high-density project within this suburban North Shore neighbourhood, the building was sculpted and sited to preserve major existing trees and create a generous landscaped exterior amenity area, acting as a buffer for the adjoining townhome development. Residential unit design is diverse and unit types range from studios to 2 bedroom with den. As part of targeting the project for LEED™ Gold certification, the Client was committed to using enhanced mechanical and building envelope systems. This included incorporation of a new sustainable construction product from Europe called ISOKORB, for mitigating thermal bridging at projecting slab edges, and was the first installation of this system in BC. An additional building highlight is the inclusion of a significant exterior public art feature that was selected through a community jury process.
